A great stay, good neighbours

These are homes in a residential building. A few simple rules keep everyone happy — and keep your deposit refundable.

Verified stays · government ID required

We confirm a government photo ID that matches the booking name at check-in, and verify every guest on arrival. Bookings that don't match the ID, or show signs of fraud, are cancelled without refund and reported to the authorities.

Quiet hours & neighbours

Keep noise down, especially after 10pm. No disturbances in the halls, elevators or on the patio — sound carries in the building.

Smoke-free

No smoking or vaping anywhere in the suite or building, and no combustible or odour-producing goods.

Garbage

Use the building's garbage room and chute — never leave trash in hallways. Large or extra garbage is arranged with us; misuse can incur disposal fees.

Doors & security

Keep the suite and building entry doors closed and locked. Don't prop doors open or let strangers follow you inside.

Terrace & windows

Patios and balconies aren't for storage. Please keep window coverings as provided — no sheets, flags or foil in the windows.

No alterations

No nails, screws or adhesives in the walls, and please don't move building or common-area furniture.

Parking

Use only the stall assigned to your stay. Unregistered or wrongly parked vehicles may be towed at the owner's expense.

Occupancy & guests

Stay within the group size on the booking. No extra overnight guests or oversized gatherings without prior approval, and no commercial use.

Pets

By prior arrangement only. Clean up immediately — a $150 fee applies to uncleaned pet waste — and pets are never left unattended.

Check-out

Leave the home tidy: dishes done, garbage in the chute, windows closed. The cleaning fee covers a standard turnover, not excess mess or damage.

Questions, answered

How does booking work?

Select your nights and send your request. Reserve with a refundable Interac e-Transfer deposit to redmileresidences@protonmail.com, then pay the balance the same way before check-in. We confirm every booking by email or text.

How are dates awarded?

Bookings are first come, first served — your dates are locked in once your deposit is received. If more than one request comes in for the same dates before a deposit is down, the dates go to the highest offer.

How do I pay?

By Interac e-Transfer (no fees) to redmileresidences@protonmail.com — a refundable deposit to reserve, then the balance before check-in. Turn on Autodeposit and it lands instantly.

Do you verify guests?

Yes. A government photo ID matching the booking name is required at check-in, and we verify every guest on arrival. Bookings that don't match, or show signs of fraud, are cancelled without refund and reported to the authorities.

What's included?

The full home, in-suite laundry, fast Wi-Fi, fresh linens and towels, and a building gym. The Terrace Suite adds skyline views and a private oversized rooftop patio; the Marquee Suite adds its building's indoor pool, hot tub, sauna and steam room.

Is there parking?

Ask when you enquire — availability varies by home and date. With a 5-minute walk to the grounds and 17th Ave at the door, most guests don't need a car.

Deposit & cancellation?

A refundable damage deposit is held against the stay and returned after checkout. Full cancellation terms are confirmed in writing with your quote before any payment.
